Situated where a narrow, granite canyon opens into a beautiful valley, this Pleasant Valley Yampa River ranch consists of 118 acres in one of Steamboat’s most scenic areas. The ranch has approximately 2,500 feet of both sides of the Yampa River plus an additional 850+/- feet of shared river on the north end. The 10-mile drive from town leads past two 18-hole golf courses, through the exclusive Lake Catamount neighborhood with its 530-acre private lake, and through the historic ranches of the appropriately named Pleasant Valley. Two tent platforms on the east side of the private bridge are tucked in the tall pines and overlook the river. The land has a picturesque meadow flanked by an aspen grove and a cottonwood-lined river corridor. It is a spectacular setting in a spectacular part of the Rocky Mountains. The southern end of the property adjoins public land that holds an additional 1.5 miles of tailwater fishing below Stagecoach Dam. Stagecoach State Park, just 3 miles south of the property, has an 820-acre reservoir, marina, campgrounds, and trail system. Below the dam, relatively consistent water temperatures keep the river open (and fishable) in the winter. March fishing is a thrill when large rainbows from Lake Catamount are spawning. The cold, clear water keeps the browns active and feeding during the warmer months. The ranch shares a boundary with a federally designated wilderness area; there is direct access to 44,000 acres of roadless, pristine land with miles of trails and streams. Steamboat Ski Area is in the final stages of a $200M expansion and improvement project and, when complete, will be the second largest ski resort in Colorado.
